Industrial allotment plan in Ceggia (VE)

The area of the Ceggia factory is about 482,000 sqm and is situated near Ceggia (VE), about 4 Km from the motorway exit of Cessalto (on the Venice-Trieste-Udine motorway), at only 15 Km from Venice, at about 50 Km from Treviso and about 70 Km from Padua.

Venice is connected by the A13 (Bologna-Padua) and the A4 (Milan-Venice) motorways, by the S.Lucia railway station, the Marco Polo airport which is only 13 km from the town and the S.Marta harbour station.Padua is connected by the A4 and A13 motorways and the railway station. Treviso lies along the A27 motorway (Venice-Belluno) and is reachable even by train and by plane (the San Giuseppe airport is only 1 Km from the city centre).

Following long discussion with the local government, the area has been valued by dividing it into three areas:

  • the first, which is about 287,000 sqm, is subject to an Industrial Allotment Plan with a maximum index of 0,6 sqm/sqm.  At present there are about 170,000 sqm of Sf (Land Surface) for free sale on the lot market and the urbanization has already started;
  • the second, which is subject to an Urban, Building and Environmental Upgrading Programme (PIRUEA), is about 137,000 sqm, where, within this area, a building index of 0.35 sqm/sqm for residential purposes is foreseen, up to a maximum of 50% of the construction area and services on the remaining part.  Further to the above mentioned index it will be necessary to establish the amount of main building of the factory which will need to remain as historic memory of the sugar refinery;
  • the third occupies a surface of about 58,000 sqm, in which there is a water purification basin which the local council intends to keep as parks and gardens, as partial compensation for the standard required by the two above mentioned building plans, so as to create a suitable buffer between the area subject to PIRUEA and the one subject to the Industrial Allotment Plan.

On December 15th 2003 the town council of Ceggia approved the Production Allotment Plan of the former Eridania areas. On January 31st 2004 the town council approved the project of the construction works relative to the Production Allotment Plan of the former Eridania areas. The municipality of Ceggia issued the permit on September 2nd 2004 and building started on September 13th 2004. At present the building and sale of the lots take place when completed.
