The upgrading concerns an area of about 80,000 sqm, situated in the area of Zola Predosa.

S.E.C.I. S.p.A. was one of the private owners of these lands who developed the intervention called “Comparto C4”.

By means of a private detailed town-planning scheme it was possible to transform an abandoned and degraded area into a new modern residential estate.

A part from residential and business buildings, the scheme also envisages a general tidying up of the area, the creation of infra-structures, primary and secondary urbanization, namely a train station, the pedestrian and cycle underpass and the embellishment of via Masini.

Apart from a general tidying up of the area, the creation of infrastructures, primary and secondary urbanization, namely a train station, a pedestrian and cycle underpass and the embellishment of via Masini, the private detailed town-planning scheme also envisages the realization of residential and business buildings in the following quantities: 49,251 sqm residential utilizable surface 12,313 sqm non-residential utilizable surface For a total of 61,564 sqm total usable surface

The area belonging to S.E.C.I., which is about 60,000 sqm, used to be the headquarters of the now abandoned Officine Maccaferri factory. Two large sheds (9,600 and 4,700 sqm), other smaller technical buildings, the annex yards, for a total area of about 50,000 sqm were situated on this land. Furthermore, in the south-east part of this area stood a house with private garden and other service building. The following have already been carried out: demolition of the existing buildings; crushing of the demolition rubble; removal of the rubble not needed for the reconstruction; reclamation of the site to transform it from industrial to residential. The consortium is in charge of the urbanization, whereas the lots have already been sold to third parties, who will be in charge of construction. Lot 30 was owned by S.E.C.I. S.p.A. who subsequently sold it to Coop Adriatica, who – as per contract – is obliged to build a supermarket on it. The municipality has already issued a building permit for the entire sector and therefore the construction works will commence shortly.
