The former Eridania sugar refinery has an extension of about 482,000 sqm and is close to Ceggia (VE). It lies at about 4 Km from the motorway exit of Cessalto (along the Venice-Trieste-Udine motorway), at only 15 Km from Venice, at about 50 Km from Treviso and about 70 Km from Padua.
Following long discussions with the local government, the area has been valued by dividing it into three zones:
- the first, which is about 287,000 sqm, is subject to an Industrial Allotment Plan with a max index of 0,6 sqm/sqm. At present there are about 170,000 sqm of Sf (Land Surface) for free sale on the lot market and the urbanization has already started;
- the second, which is subject to an Urban, Building and Environmental Upgrading Programme (PIRUEA), is about 137,000 sqm, where, within this area, a building index of 0.35 sqm/sqm for residential purposes is foreseen, up to a maximum of 50% of the construction area and services on the remaining part. Further to the above mentioned index it will be necessary to establish the amount of main building of the factory which will need to remain as historic memory of the sugar refinery;
- the third occupies a surface of about 58,000 sqm, in which there is a water purification basin which the local council intends to keep as parks and gardens, as a partial compensation for the standard required by the two above mentioned building plans, so as to create a suitable buffer between the area subject to PIRUEA and the one subject to the Industrial Allotment Plan.
